After over almost 20 years of working for large Denver and national based law firms, Brian Jumps has formed Jumps Law, LLC.  Jumps Law will continue to represent a range of clients—from Fortune 500 companies to small entrepreneurial companies—to entrepreneurial individuals, in a wide variety of real estate and real estate related transactions and matters.  The main objective of Jumps Law is to utilize our national and major transactional experience to achieve the best results for our valued clients in an atmosphere, both economic and collegial, that make Jumps Law a part of the client’s team.

Expertise

Jumps Law concentrates on real estate transactions, real estate retail and mixed-use development and redevelopment, institutional lending and finance, public-private financing, urban renewal, business, land use and leasing.  Jumps Law represents REITS, pension funds, corporate and individual commercial property owners, national credit tenants and developers in the negotiation and structuring of complex real estate development, redevelopment, acquisitions and dispositions, and leasing transactions involving residential, office, medical office, retail, mixed-use and other commercial real estate projects.

Jumps Law also represents individual and corporate borrowers, local and national banks, investment banks and finance companies in real estate financing transactions.  In addition, Jumps Law represents clients in general corporate matters, including entity formation, strategic alliances, contracts and corporate governance.

Highlights of Jumps Law Experience:

  • Drafting and negotiating documents for multi-million dollar land purchases and sales, which may include environmental risk assessments; title, survey and other due diligence issues; use and other regulatory complications; like-kind exchanges of real estate qualifying for tax-free treatment pursuant to Internal Revenue Code §1031, through simultaneous and deferred exchanges and closing documentation.
  • Working with engineers, architects and other professionals to most effectively represent clients in the process of entitlements, which often times includes annexation agreements, subdivision improvement agreements, planned unit developments and zoning.
  • Working directly with city planning officials in concert with developers regarding land use matters including redevelopment, condemnation, annexation, licensing, zoning, planning and tax matters — including tax increment financing and other public financing tools.
  • Representing numerous owners and developers of shopping centers, major business parks, office buildings, apartment complexes and residential areas from the inception of the project through to project completion, including matters relating to site location, acquisition, financing, development and leasing.
  • Representing landlord and tenant matters including drafting and negotiating leases, events of default, enforcement rights and litigation support.
  • Drafting and negotiating loan documents with various local and national lenders.
  • Formation of partnerships, limited liability companies and other entities as investment vehicles together with drafting operating agreements and other related documents.
